The Venice Canals: Privacy, History, and Irreplaceable Scarcity

The Venice Canals Historic District is one of the most coveted micro-markets in all of Southern California. Built in 1905 by Abbot Kinney himself, the district is protected by historic overlay zoning, which means density is severely restricted and the small-scale character of the neighborhood is legally preserved.

Supply is extremely limited. There are only a handful of true canal-front properties, and they almost never come to market. When they do, they move quickly and at a premium — often $3 million and well above.

Homes in the Abbot Kinney area range from original Venice bungalows to dramatic architect-designed new construction. Prices are generally somewhat lower than the canals, but the range is wide — from the high $1 millions to well past $4 million.
